Vacant Property Registry Program

The City adopted Ordinance No. 1882 establishing new property maintenance and security requirements for vacant, abandoned, and foreclosed residential properties in the City of Gardena. All abandoned, vacant, or foreclosed properties in the City of Gardena must be registered in the City’s Property Registration Program.

The City has implemented the Vacant Property Registration Program as the City has an obligation to preserve the health, safety, and welfare of residents and the community, and to the extent possible, protect neighborhoods from declining property values, aesthetic decay, and/or loss of character . This program establishes requirements to ensure vacant properties are properly secured and maintained, thereby preserving community welfare, protecting neighborhood character, and upholding the health, safety, and general welfare of residents.

If a property is found to be vacant and neglected, abandoned, or shows evidence of vacancy as defined by Chapter 9.72 of the Gardena Municipal Code, it is considered vacant. The owner of record is required to register the property with the City no later than ten (10) business days after recording a notice of default on any residential property located in the City of Gardena which is subject to a deed of trust, the beneficiary, or its trustee, shall register the property on the platform provided by Code Enforcement Division of the City of Gardena.

While we make every effort to mail registration information to potential property owners, it is ultimately your responsibility as the owner to register each vacant, neglected, or abandoned property.

Owners of vacant properties are required to register each vacant property annually. This includes payment of the Vacant Property Program fee.
